We can't tell you what every lender will charge for closing costs on a one page checklist. However, we can
list all of the normal closing costs that you can expect to pay and, as an
example, list typical amounts for an 80% mortgage loan in the amount of
$100,000 at 7.75%. Please ask us for closer costs on what typical
charges will be with a certain lender.
Please
keep in mind that we offer you Par Interest Rates which is the exact cost from
the particular Lender. Feel free to call around and see what other companies are
charging. Typically, mortgage brokers earn their fees through rebates back from
the lender for charging interest rates above par (going rate for the day).
We
feel that this is very unfair. The difference in interest you will pay for an
8.5%, 30 Year Mortgage on 100,000 is $18,900 more than a 7.75%, 30 Year Loan.
However the choice is yours, we feel it is more ethical to charge a fee you can
see than one that will hurt you over the life of your mortgage.
Also in 8 out of our last 10 closed
transactions - the seller paid for our home buyer's closing costs. They either
increased the sales price to cover our client's closing costs, took a reduction
in their listing price or more commonly a combination of both. Also not all of
these fees will apply with each loan- For example - some lender's require you
prepay your taxes and insurance for a total of one year, some for only a couple
months. Once your offer to purchase is accepted, we will begin submitted your
loan application to find the best home for your new loan. When we have that
lender's costs to close, we will submit an updated Closing Cost Estimate to you.
