House Hunting Guide

When you start looking at homes, you may find it a bit uncomfortable and overwhelming when so many real estate agents & lenders are going to be calling you wanting your business. In fact, many people get out of or never ever start the process for fear of just this.

How about you try something different - When you go into a house - just tell the agents & lenders there that you are working with Teresa N. Snyder at Town & Country Realty and United Mortgage Corporation of America. Since I do both homes and home loans.

Amazingly - they won't bug you any more cause they think you are already taken.

It will be our secret & best of all - you do not even have to tell me or talk to me unless or until you want to. Hopefully this will keep other agents and lenders from calling all hours of the night and leaving numerous messages on your machine. If it doesn't work - I am sorry. It is the best I can do without making you wear a name tag (which if you want one let me know - I do have some available - "We have a Lender & a Realtor."

1. Ads In Press or Magazines:

If you see an advertisement for a home that looks interesting, call the agent and ask for the price. Tell the agent that Teresa Snyder at Town & Country Realty is helping you find a home. If the home is in your price range, obtain the address and, if available, the MLS number. We'll send you the listing card if you so request.

2. For Sale Signs:

If you see a For Sale sign by another company on a home and you want to know the price, call the telephone number on the sign. Tell the person that answers the phone that you are working with Teresa Snyder at Town & Country Realty, and would just like to know the price of the house. If the home is in your price range, obtain the MLS number if it's available. We'll send you the listing card if you so request.

3. For Sale By Owners:

Call them directly. Feel free to visit them. If you find a home that you would like to buy, we will prepare the offer for you and do all the negotiating with the seller on your behalf. Because the property was not listed, we will charge the seller only 4% commission, rather than the customary 6% - 8%.

4. Open Houses:

On weekends visit open houses held by other Realtors. When you walk in the door, tell them you're working with Teresa Snyder at Town & Country Realty.

5. Home Study - Do Your Homework!

Study the listings that we email, fax or mail you. Drive by. Check out neighborhoods. Talk to neighbors than call us to make arrangements to show you any homes that you want to see inside. Do your research on our website - www.t-crealty.com - you can even look up sold information and street address and get an in-depth look at the market in the neighborhood you are looking at.

6. Call Us For Appointments:

Never call the owner of a listed property directly. We must work through the listing Realtor. And Please Never look at a house with another Realtor without talking to us first with the exception of open houses. You may say something or they may trick you into disclosing something that could ruin your negotiating position & a possible offer's acceptance. Remember, it's customary to give the seller 24 - 48 hours of notice for a showing because they need time to prepare the home and be "out of the way."

7. What to Say:

Always tell other agents that you're working with Teresa Snyder at Town & Country Realty. You will then be given the information without having to answer lots of questions and they won't pester you.
