You can include a provision in the sales contract that gives you the right to inspect the mechanical, electrical, plumbing, and structural portions of the property.
There are inspection companies that provide services of this type. You can accompany the inspector to ask questions and receive a written report itemizing any area of concern.
If repairs are needed, you can request the seller to make them in accordance with the provisions of the sales contract.
It is highly recommended that you have this service done. The small amount you invest at this time may save money and unforeseen headaches down the road.

TERMITE
INSPECTION?
In Klamath termites are not a big threat. But it's always a good idea to get the home inspected for termite damage and other types of wood destroying insects.
If you will be getting a mortgage on the property the lender will probably not require that this inspection be done so it is up to you. You can always try to get the seller to pay for it, but choose what you want him to do wisely. The time a year can make a difference between loosing your chance or getting your dream.
