Rehab Loan

We have another loan that will allow you to purchase a home & make improvements to the home within a one year period. You just have to spend more than $5,000 in improvements & the home has to appraise at a value that will pay off the Seller what he is asking for the home & include the improvements costs. It is sometimes a little complicated because not all repairs & improvements that you want to do will equal the same in an increase in the home’s value. But that is why it is so important to have a very good relationship with the appraisers that I use so I can get their commitment before we do anything.

This is a great program in that you can do anything that you want to- new carpets, vinyl, kitchen cabinets, appliances, and so on. Your mind is your limit & the appraised value is our restriction.
