Getting your home inspected before you have potential buyers through is an excellent idea! Most savvy buyers will want to have a home inspection done as a condition of the home purchase. Having one done in advance gives you a distinct advantage.
Being aware of problems which may come up on a buyer's inspection and taking care of them ahead of time will save both you and the buyer possible headaches and even a possible loss of a sale down the road. If your home is in the best possible condition when a potential buyer walks through, it gives the buyer a sense of security that he/she would be making a wise purchase in a well cared for home.
Having an inspection report available for buyers to look at, as well as any details of repairs that were done, is another way of easing some concerns a buyer may have about the condition of your home.
Things are always best dealt with up front, before both parties are deep into the transaction and emotions are running high. People don't tend to think rationally when driven by emotion. Any efforts you can make to ease the buyer's concerns will more likely result in a better offer for you and a successful sale.
