Many Home Sellers don't realize that you really need to "sell" your home twice. You may convince a buyer to pay your asking price, however, if the buyer is going to obtain a home loan, the home will need to be appraised. If the house does not appraise for the purchase price or higher, the buyer will not be able to secure the loan. You could loose out on the sale.
At the very least you should obtain information about similar homes to yours which have recently sold, are currently listed, or expired in your neighborhood. Having this information will help you in determining a fair asking price for your home.
