Our Preferred Borrower Enrollment Form
Teresa N. Snyder & United Mortgage Corporation of America agrees to provide you with the following services:
1. We will provide an initial consultations to best determine your needs, goals, and expectations.
2. We will provide a free, no-obligation pre-qualification meeting with you to find out now exactly how much you qualify to borrow.
3. We'll search our Computers Database of 285 Lenders and 1,000 of Loan Programs to find the best home loan programs, terms, payments for you.
4. We will email or fax our home loan findings to you on a schedule you decide on:

5. We'll provide you with an easy loan (mortgage) application and a list of the information we will need you to bring with your application
6. We will submit your Loan (mortgage) application to the lenders and loan programs that we best meet your needs.
7. We will help assist you in putting together the best application we can and satisfy all of the underwriter’s conditions as soon as possible so you can start looking for your dream home with the knowledge and security that you truly can buy in the price range that you want to- This is the second best thing to having cash and it will help better position your offer to purchase against other Buyers.
8. We'll discuss strategy about the offer price, home loan terms, interest rates, possession date.
9. We'll recommend the best services: structural inspections, termite inspection, survey, appraisal, home warranty, title insurance & escrow services.
10. We'll educate you on the real estate & mortgage process and obtain answers to any and all questions you may have and try & insure you are comfortable with the process at all times and understand what is occurring.
11. We'll will present on your behalf to the seller, the builder, the For Sale By Owner or the seller's agent - your Pre-Approved Letter so they know all you need to do is to get the property to qualify. We'll negotiate in your best interest at all times to get you the best deal possible.
12. We'll help you find the best possible home loan, payment & terms.
13. We'll do our very best to ensure you receive exceptional service from everyone involved with your home loan.
You Agree To:
1. To attend our initial consultation to understand how we do business and our team concept and what we expect from you.
2. If your pre-qualification meeting goes well, Immediately bring in the requested documentation and information to us. We are unable to show property to you until you are approved for a loan. This approval allows us to make lower than list price offers that actually get accepted. Check out our $1,179 Savings Guarantee which guarantees us to save you that much on your home purchase (some conditions apply).
3. Notify Teresa Snyder at United Mortgage Corporation of any listed homes you wish to inspect or builders you wish to interview.
4. Inform builders, For Sale By Owners, Lenders and real estate agents that "we are working with Teresa Snyder at United Mortgage Corporation.
5. Make your loan application for any home or new construction job through Teresa Snyder at United Mortgage Corporation.
6. You are under no obligation to obtain a loan thru us or buy or build a home.
7. For all these services, you will pay no more than you would for a loan through standard bank. We will provide you with a detailed Good Faith Estimate of Your Closing Costs and explain each fee in detail. Our Goal is to have all of your closing costs to be paid by the builder or seller on any home that you purchase or build. It is our guarantee to save you $1,167 if you use our services for your home and loan (some conditions apply). All we ask in return for all of these services is to earn your loyalty and honesty at all times.
8. We do not charge high application fees as is standard in our industry. We do ask that you pay a retainer fee of $100 if you apply for a home loan through us. These funds will be transferred to closing and applied to your cost to close funds. These funds will be held in our Clients Trust Account and transferred to the Title Company at closing- no interest is generated on this account. We will ask for a check to pay for the Appraisal on your new home before it is ordered- Our appraiser gives a two day turn around for she knows she will be paid for her time and expertise. This is almost unheard of in the industry.
9. If you do purchase a home through us, you will allow us to put up our professional yard sign with a sign rider saying "Please welcome your new Neighbors".
10. Listen very carefully when another Lender or Real Estate Agent tries to win your business and make sure you use the list of Questions to ask either when this occurs.
11. If you finance a home with another Lender, For Sale By Owner or builder without using Teresa N. Snyder at United Mortgage Corporation, then you agree to forfeit your retainer fee, appraisal fee & credit report fee to Teresa N. Snyder at United Mortgage Corporation for the time, effort and services expended by them on your behalf. Your Retainer Fee will be credited to this balance.
12. This agreement expires one year from today's date.
